    I recently have heard about properties in florida that have been falling apart due to Drywall made with straw and hay compound. After 5 years they rot and virtually fall apart renderring properties unlivable!
    Can you shed some light on how to insure this wont happen to over seas investors.

    Great Question: This in commonly known as Chinese Dry wall (quite simply as it came from China)
    as this product was a problem starting in the year 2007 we only need to be concerned if we buy a house build 2007 and later.

    When selling a house 2007 and later law says we need to disclose our knowledge of this product being in the house. This of course is the first opine of defense against acquiring a home with this problematic drywall.

    2nd line of defense is home inspection with a inspector looking for this as a problem. (After all, a seller may not know if there home has it) The inspector has a number of tell take signs.

    1. sign one. it gives a slight odor (many say smells like sulfur)
    2. sign two they can look at the back side of the drywall by looking in the attic. the printing on the back side clearly states the type of drywall it is.
    3. sign three. when removing access panels to plumbing it tends to corrode copper pipes which is clearly visible behind the access panel.
    4. sign four they can remove the cover the air Handler of the Air Conditioning. The coil (made of copper) also will show corrosion.

    When a home clearly has this defective drywall a diligent buyer (any investor should be a diligent Buyer) can identify this. So in essence, look at a sellers disclosure and then have an inspection done. if it passes through both of those test you should have a sound investment (as far as the home is concerned).
